Contest Brief

We are a development company that is putting a proposal together for a district. we are looking for 3d renderings, virtual tour, etc. of our conceptual plan that we can put in our package based off of our master plan. The more detailed and unique the package the better our proposal will be.
we need to present to board of directors what we intend to do. our subdivision is a combination of rv sites, cabin sites, marina, non motorized swimming, retaurant, boat rentals, beach, etc. a resort type feel. renderings and if possible a virtual fly over tour would be great.

    One key thing that we do need will be the Noise Berm that will be man made. We intend to use the dirt we dig out from the water and marina and essentially make a hill roughly 40' tall that can be utilized for noise, sledding, kyte flying. grass area. this will have a gentle slope to walk on

    since we are doing a waterfall effect in between the 2 bodies of water, the marina slips will have to be entered from the shore on the top and bottom of the marina.

    Also, at the end of the main water body where the restaurant/clubhouse area is will be another 2 meters higher than the main body of water. hope this helps clarify elevations a bit.

    To clarify, the main water area with the fountains will be roughly 2 meters higher than the marina. this will be separated by a walking bridge where the water from the main water body will flow over the berm and into the Marina. The idea is to oxygenate the water as it passers over land into the marina. want to create a waterfall effect on the marina side.

    the land is full of spruce trees and poplar trees, nice to incorporate a cell tower by the water pump shack

    the land is fairly flat. it slopes 50' from one left side all the way to the water. around the canal we think we will do 2 storey cabins. rustic feel not modern, all cabin lots around the canal and the rv lots to have one unit on them and one detached garage. we are looking for still images of the key features as well as a fly over all the certain areas. perhaps down the roads as If you were driving and a pedestrian walking the trails. the more details we can get in it as close as possible to our master plan the better.

    IN the Commercial are where we have 40-50 rental cabins they can be basic 1 storey ground level cabins for rental. they can be space out however you can decide.

    lakeshore Development lots are essentially cabin lots. the lots around the water will all be 2 storey cabins with walk out basements. the cabin lots not located along the edge of the water will be just 2 storey cabins without walk out basements. for ease of the work can we put all cabins in the center or the lots.

      all cabins around water to be walk out basement style, all unit separated by large trees, create a resort type feel with a tranquil relaxing feel. this is a vacation resort for people to relax. imagine you drive there in your vehicle and you don't get back in that vehicle until you get home.
