Contest Brief
I own a vacation rental that needs to be updated, including moving plumbing and electrical from under a dropped ceiling over the dining room / kitchen (downstairs). The upstairs baths were updated 5 years ago, but i'd still like to change out the master tub. Place is in Ormond Beach, Florida. Condo is 1120 square fee. Walk in on 2nd floor, kitchen, DR, LR ahead on the right. Ahead on the left is a stairwell. under stairwell is a storage cabinet and a half bath, then a LR cut out where the Love Seat is.
Upstairs, there is a rt. landing into a hallway. On north side of hallway is a closet for the AC unit and HW Heater and a deep linen closet. Directly opposite the AC cabinet is a full bath with shower. Then, a door into the master bedroom (faces east). in the Master bedroom, two closets with accordion doors on the left, with a "former" closet with no doors that houses a dresser and tv. to the right is a large bedroom, with King bed, and on the far side of the room is a door to the full bath with a tub. If you go right at the top of the landing is a second bedroom. There is a door on the far wall that goes outside and a closet on the north side (over the stairs....there is a small, locked cubby inside that is an owner's closet.
In the downstairs, on the wall that the loveseat currently sits, i'd like to improve the flow of the understair closet (hard to access, pipe in the middle), light refresh on the bathroom, and then add a closet for a stacking washer and dryer. That might not be possible for venting, so the other option is either in the master bedroom or near the ac/linen closet upstairs. I'd also maybe like to add a built in day bed and tall skinny bookcases by the love seat....as a great post-beach napping place.
In the kitchen, the half wall should come down for sure (it is not load bearing) and if it makes sense, open up half of the wall on the stairs so it's more bright....but i can't create a safety hazard.
Upstairs, i'd like new doors and trim, better ideas on the beds/bedrooms, and updates to the closets. I'd like to have one closet in the master that i can lock off as an "owner's storage" ...and need a better way to lay out the room. I'd like to go down to a queen sized bed, so that i can have night tables and still wake up to see the ocean...but am open to moving the bed against the south wall.
