Lawyer familiar with Ontario LTB

I, Landlord, have come into a agreement with the tenant & her lawyer. Her lawyer has asked my lawyer to make up an Agreement to End the Tenancy (Form N11, which I can make up and provide you for party names/property address etc), and write up terms to protect us (landlord). We have settled to an agreed upon sum, payable in trust to her lawyer. (Payable once confirmation has been received tenant has vacated property). terms that I would like to establish: -Leave on midnight of March 2nd -pays all outstanding water bills with the municipality -leave the home in a clean swept condition (inside) -remove all debris from exterior/property ie tree sumps & within garage -also include something about damages to the property (minus wear & tear) -if any of the above are not met, the cost to fix any issue will be deducted from settlement amount. Also please include standard clauses which would protect us (landlord).
