Research on US Commercial Property Valuation

I would like an approximately 2,000 ??" 2,500 word management briefing paper on the differences between the UK and the US approaches to commercial property valuation, with particular reference to available software solutions and adapting and selling our UK-oriented product to the US market. In essence my understanding is that the UK still favours the “capitalisation?? approach and the US favours the discounted cashflow or “DCF?? approach. What I would like the report to include is:

- An overview of American commercial property valuation practices, with references to worked examples if possible

- Any current trends/new developments/controversies in these practices

- A list of the major software suppliers in the market (eg. Argus Realm, Cougar), their pricing models, and their approximate market share (if data available)

- Some pointers as to the most effective way to market a new software product in this sector, eg. Leading industry magazines, trade associations, etc. I am particularly interested in targeting smaller firms of < 10 employees.
