looking to create a website that prices mortgage/home loans.
In the backend - rates, programs, and matrix's are added or updated by the site admin (which will mostly likely be myself) and placed in the database.
On the front side - A mortgage broker logs in the website. He is then given the ability to search for a lender that will accept a loan file based on the information he provides on a web form. This information will be checked against the database and return a list of lenders that should accept the file based upon the info entered by the site admin.
EXAMPLE: John Smith is looking for a $150,000 loan for a single family home located in zip code 04351, he has a credit score of XXX, has X open accounts with his highest limit being $XXX. This info is put in the search form, will get checked against the info in the database, and return the following list:
AVAILABLE LENDER OPTIONS FOR JOHN SMITH:
Lender XYZ - 6.2% Rate
Lender ZYX - 6.5% Rate
That should give you a general idea of how the system will work.

This can be written in any web programming language required (though PHP/MySQL preferred) and we will obtain hosting that fits the needs of the scripts. You will be required to install the website and any associated scripts after everything is setup.
