Clean up architect model for visualisation

Hi,
I have a model from an architect that needs work on before I can render it.
Hoping to find someone to use again for similar jobs in the future also.
Must be modelled in 3dsMax.
Things to be done:
- Remodel all piping to the front fence using splines + sweep
- Attach all objects with the same material into one object
- Make terrain level with site
- Make terrain smooth & better topology
- Create curbs, footpath and car parking like on plans
- Make terrain with separate objects for different materials (For example, separate objects for grass, footpath, car parks, road, driveway, curbs, landscaping etc)
