Would like a total of four thorough designs on house floor plans. The intent is to be able to build each floor plan 18 different ways. Left or right, 3 different exterior looks without changing main structure, and 3 different color schemes - ex: gable or no gable, covered front porch or no covered porch. Homes will be frame construction with mostly truss roofs. Exterior - veneers: brick, siding and stone. Deck or patio on back. Interior: modern efficient use of space while general feeling is open spaces.
1) 1,100 to 1,600 sq ft. ranch - Minimum requirements: 2 master suites, 1 bedroom, 1 full bath, kitchen, dining room, living room and 2 car garage. Client type: elderly couple w/ visiting relatives
2) 1,200 to 1,700 sq ft. ranch - Minimum requirements: 1 master suite, 2 bedroom, 1 full bath, kitchen & dining room, living room and 2 car garage - must have a basement option. Client type: Small - Medium families, first time buyers.
3) 1,800 to 2,300 sq ft. ranch or 2 story - Minimum requirements: 1 master suite, 2 bedroom, 1 full bath, kitchen, dining room, living room and 2 car garage - must have a basement option. Client type: Medium families.
4) 2,300 to 2,800 sq ft. 2 story - Minimum requirements: 1 master suite, 3 bedroom, 1 full bath, 1 half bath, kitchen, dining room, living room and 2 car garage - must have a basement option. Client type: Medium - Large families.
