On-line Reservation Template

Hi I am looking for a reservation template to use for small B&B's I am looking for it to have the following: 3 Levels of access - Reservation User, Property Owner, Site Admin It should have the following ability: Users check availability of a B&B by date. If not available show listing of suggested dates of availability and allow the user to select the booking based on dates available. Secure payment form. Display pictures and information for each room. Owner area where they can update booking information or edit room information. Set up or remove rooms with pricng and amenities.
