WordPress Theme creation + Design

I would like to have a wordpress theme created for events. The layout will need to be nice and clean, but yet be attention grabber. It will need to compel the visitor to get more information and book an event. I will need to own the design that I can then resell it in a package. The theme needs to be workable from the admin side, by having its own admin tab. In the admin tab, should have a place to place logo, a way to switch the theme layout (light, dark), a youtube area to place a code, an area to place thumbnails so it can be monetized by the owner of the theme. After completion of the theme, psd files needs to be included as part of this project.
